Do you use subcontractors that are licensed and insured?

Absolutely, all of our Subcontractors have their liability and workman’s compensation insurances and their current county or city licenses. We collect and document every one.

Do you pull the permits or am I responsible for that?

We pull all the permits for the work on your project. If another general contractor ever asks you to pull your own permit for the job, it’s usually a good sign they are not licensed or insured.

Will you be on job all the time?
You’ll always have my attention whether I’m off or on the job-site; most of the time I will be on the job.

What is your square footage price for construction?

Price per square foot can be an inaccurate number. We will be glad to give you a generalization or range but it all depends on many different variables. We understand you may just want some information to make a decision but we would be glad to talk with you and hammer out a realistic price. It will not take too much time will be much more reliable than a price per sf. Each house must be individually priced based upon several factors such as:

  • Amenities desired (floors, cabinets, countertops, home theatre, etc.)
  • What type Septic System is required
  • County water and sewer hookup fees
  • Material costs must be updated
  • Architectural review fees

How long does it take to build a house?

Construction could take between 5 to 9 months from start to finish for a average sized home. A larger house, with more options, custom features, fancier finishes, and more owner involvement — especially if the owner has little construction experience — may take longer. The actual schedule of completion for your specific project will vary based upon many factors including, but not limited to, size and degree of difficulty of the structure, site and weather conditions, material and contractor availability, crew sizes, effective scheduling and communication, the knowledge and experience of those managing the project, and perhaps most significantly, the number, timeliness, and complexity of the changes you will inevitably make to the original contract after construction has already begun.

Is there a home too small for JWM Builders or a project too small?

No, as long as we have an opening in our workload, we will consider any and every job our privilege to perform. We do, however, have an evaluation process to determine if we’re the right Builder for your project. In our initial meeting, we will discuss the project and your wants and wishes for a Builder. We do refuse projects that don’t fit our mission as a quality construction company.

What are common inspections required by my building department?

Each step of the building process requires approvals by the Building Inspector.
